We carry out the inspection to AS 4349.3, the standard for timber pest work. A technician checks the interior, subfloor, and perimeter for termites, borers, and timber decay, along with the conducive conditions that raise the risk, then writes it up in a report you can use to make a decision.

This is the timber pest side of the picture. A structural building inspection, done to AS 4349.1 by a builder, is a separate report, and most buyers arrange both. We are clear about which report we provide so nothing falls through the gap between them.

What the timber pest inspection covers

The inspection checks the home for the three timber pests that matter to a buyer: termites, borers, and timber decay. The technician works through the interior, subfloor, and perimeter, using moisture and movement readings where timber is at risk, and notes the conditions that make an attack more likely.

Timber pest versus building inspection

These are two different checks. A building inspection assesses the structure and condition of the home to AS 4349.1 and is carried out by a builder. A timber pest inspection to AS 4349.3 looks for termites, borers, and timber decay, and that is the report Bruin provides.

Most buyers arrange both, because one report says nothing about the other. We tell you plainly which side we cover so you can line up the structural inspection separately.
