Overview

Moving out of a Brisbane rental usually comes with a pest control clause in the lease, and it catches a lot of tenants by surprise on handover day. Where pets have been kept, the agreement commonly calls for a flea treatment, and sometimes a general pest treatment as well, before the keys go back.

Bruin is a family-owned team that handles these end-of-lease jobs across North Brisbane and the Moreton Bay corridor. A typical treatment is a general pest treatment plus a flea treatment where a cat or dog has lived in the home, carried out by a licensed technician using registered products. We treat the inside and the outside perimeter, then target the carpets and floors for fleas.

The part that matters most for your bond is the paperwork. We provide the receipt and treatment record that agents and landlords ask for, and we can liaise with the agent and tenant to arrange access if you have already moved out. Timing is the other half of it, and we cover that below.

01

What the lease usually asks for

Most end-of-lease clauses come down to a flea treatment where pets were present, and sometimes a general pest treatment on top. The flea side deals with fleas and eggs left in the carpets and floors after a cat or dog; the general side covers cockroaches, ants, spiders, and the other crawling pests a standard treatment handles.

Check the wording of your own agreement, because it varies by landlord. If you are not sure what is required, send us the clause and we will tell you what the treatment needs to cover.

02

Timing it around the bond clean

Book the treatment after the carpets are cleaned and the property is empty, not before. A flea treatment settles on clean, dry floors, and it needs the furniture out of the way to reach where the fleas actually sit.

If the carpets are steam cleaned after the pest treatment, the treatment washes out and you are back to square one. Slotting the pest visit in as the final step, once cleaning is done and the home is vacated, keeps it working and keeps the handover on schedule.

03

The receipt agents and landlords ask for

The reason a lease specifies a licensed treatment is the paperwork. We provide a receipt and treatment record naming the property, the date, and the work done, which is what agents and landlords look for when they release a bond.

Hand it over with the rest of your bond-clean documentation. If your property manager needs it a particular way, tell us at booking and we will match the format.

04

For landlords and property managers

Between tenancies is the natural time to reset a property's pest cover, and a flea and general treatment on a vacant home gives the next tenant a clean start. We can liaise with the agent and the outgoing tenant to arrange access, so the visit happens even when the keys have already changed hands.

For agencies managing several properties, one point of contact handles the bookings and keeps the treatment records tidy for your files.

Safety and property care

Safe treatment, and care for your home

End of lease treatment is timed to protect the property, not just tick a box. A rushed or badly timed visit can undo the bond clean instead of finishing it.

  • Full coverage, empty propertyBecause the home is usually vacant for this treatment, we can cover the full carpet and floor area evenly with registered products, without working around furniture or residents.
  • Dry before the next tenantTreatment is applied at label rates and given time to dry before anyone moves back in, so the incoming tenant isn't stepping onto a wet floor.
  • Timed after the carpet cleanWe treat once the carpets are steam cleaned and the property is empty, so the pest work isn't washed out by cleaners or disturbed by movers.
  • Receipt for the agentYou get a receipt and treatment record naming the property and the work done, the documentation most agents and landlords ask for at handover.

Licensed, accredited, trusted

Credentials you can verify

Every treatment is carried out by a QBCC-licensed, accredited technician. We list our licence and accreditation details so homeowners, landlords, and property managers can verify them directly.

Andy completed a pest inspection at our property in Brisbane and his knowledge is second to none. He is very friendly and genuine and provided a great service. At the end of the pest inspection, he showed us through his findings and talked through different pest control methods and some things we could do to help lessen the chance of any termites finding the property attractive.

Myself and my husband highly recommend Andy and Sarah, this is our 2nd time using their pest control services and we have had no problems with pests returning until we were due our next yearly service. They take extreme pride in their work and are very informative on the types of pests and what to use and not use.

Common questions

Pest and termite questions, answered

Does my lease require pest control before I move out?

Many Brisbane leases do, especially where pets were kept, and the clause usually calls for a flea treatment and sometimes a general pest treatment before handover. Check your agreement or ask your property manager, because the exact wording varies. If a flea or pest treatment is listed as a tenant obligation, you generally need a receipt from a licensed pest technician to satisfy it.

What does an end-of-lease pest treatment cover?

A typical end-of-lease treatment is a general pest treatment plus a flea treatment where pets were present. The general side handles cockroaches, ants, spiders, and other crawling pests through the inside and the outside perimeter. The flea treatment targets the carpets and floors where fleas and their eggs sit after a cat or dog has lived in the home.

When should the treatment be done during a bond clean?

After the carpets are cleaned and the property is empty, not before. A flea treatment needs to settle on clean, dry floors without furniture in the way, and a carpet clean afterwards would wash it straight out. Booking the pest treatment as the last step, once cleaning is finished and the home is vacated, means it is not disturbed and it does the job the lease asks for.

Will I get documentation for the agent or landlord?

Yes. We provide a receipt and treatment record that names the property, the date, and the work carried out, which is the documentation most agents and landlords ask for at handover. Hand it to your property manager along with your other bond-clean paperwork. If your agent needs the paperwork in a particular format, let us know when you book and we will sort it out.

Can you arrange access if I have already moved out?

Yes. We can liaise with the agent and the tenant to arrange access, so the treatment still goes ahead once you have handed back the keys or moved to your new place. Let us know who holds access and how you would like the paperwork sent. We work the visit in around the cleaning and inspection schedule so the handover stays on track.
